Warehouse space as invitation to investors – Only 2% of capacities free in Serbia
In Central and Eastern Europe, there is over 70 million square meters of warehouse space. Most of it is in the Czech Republic, Poland, Romania and Slovakia. Serbia is not among the top five markets, but in the past ten years or so, as the economy is changing, the gap is narrowing.
According to the data of a leading regional consulting company for real estate CBRE, in Serbia, there is only 2% of free warehouse capacities with positive projections for the next period.
– This is one of the indicators, there is more economic activity in the sense of production, distribution, retailing etc. Therefore, the logistics capacities have to grow. At the same time, those increased logistics capacities are, in a way, an invitation, in quotation marks, for other economy and other investments that are supposed to arrive – says Slobodan Acimovic, a professor at the Faculty of Economics.
The new logistics center with new company headquarters in Serbia is worth EUR 25 million, announced the German DHL.
The price of lease of warehouse space in Serbia, depending on the equipment, is around EUR 4.5 per square meter, similar to Romania. In Bulgaria, it is EUR 5.5, in Slovenia, it is EUR 7, and Prague is the most expensive with EUR 7.5. That means that there is room for even better earnings, provided that first-class warehouses are offered.
