Housing Loan Rates Temporarily Capped

At yesterday’s extraordinary meeting of the Executive Board, the National Bank of Serbia (NBS) adopted the Decision on Temporary Measures for Banks Relating to Natural Persons’ Housing Loans, whereby it temporarily capped the interest rate for first-time beneficiaries of variable rate housing loans worth no more than EUR 200,000.

– The nominal interest rate payable by these borrowers will be temporarily capped for the next 15 months, starting from the October annuity, and banks will not have the right to claim from the borrowers any difference in interest arising from the application of the Decision – it is pointed out in the announcement made by the governor’s cabinet.


For housing loans approved concluding with July 30, 2022, the nominal interest rate may not exceed 4.08% (the weighted average interest rate on the stock of housing loans in the Republic of Serbia published by the NBS as at July 31, 2022, increased by 30%).
