Experience a Piece of Paradise in Zlatibor’s Dedinje in First Lux Condo Hotel “Zlatiborski Car”

In the heart of the most visited Serbian mountain, close to the center and the lake, while far away from the bustle and the noise, “Zlatiborski Car” is soon to be raised, the first lux condo hotel on Zlatibor. In a part rich with pine and birch trees, known as Zlatibor’s Dedinje, above the church, the future owners will be able to enjoy apartments equipped with top-quality equipment of the most famous world producers, a luxury spa center with an indoor pool, a restaurant on the peak with the most beautiful view to Zlatibor. We asked the director of the project, Mr. Popovic, about the idea behind this hotel and concept. As he revealed to us, they were searching for this parcel for a long time, which is big enough for everything they want to achieve and it also has an unobstructed view in the future thanks to the public area in front of it.

– Everything else is a result of our years-long experience and the dozens of hotel projects that we have done all over the world. There has been a lack of the so-called high-class condo hotels in our market for some time now. The concept is primarily based on hotel features (such as a restaurant, spa & wellness with a pool, lounge, reception etc.) and residential features (studios and apartments), on the aesthetics of ecological and modern materials, as well as sophisticated installation solutions. We have also realized a so-called co-working approach which is increasingly demanded by today’s users, where you can work and rest at the same time. The specially designed and a large spa and wellness part with a swimming pool make the user constantly fresh and eager for new experiences – says Popovic.

One of the goals achieved through this project is the fitting in of the architecture without upsetting the natural balance and the surrounding ambient.

– The attractive, artistically shaped exterior and the no less attractive interior, with an emphasis on warmth and comfort, like the Alpine Chalets, is the formula that will make the facility a demanded place to stay in, in the long term. We paid just as much attention to the desires of the future buyer, in terms of the size and functionality of the space, so as to enable getting the 4- or 5-star standard. Facilities of this style and level are a safe investment for every buyer, because even in times of crisis, they remain highly positioned in search queries, thereby gaining value, which quickly pay off by themselves through higher lease prices, becoming signposts of elegance and sophistication – concludes Popovic.

The residential part of the complex consists of studio apartments of 18-23 m2 and slightly bigger ones of 31-35 m2, two-room apartments of 36-39 m2 and 45-53 m2, as well as duplex penthouse apartments of 75-122 m2. For true aficionados, there’s a royal apartment of 184 m2. Each apartment has a balcony and an unobstructed view, a bathroom with a shower stall or a mini hot-tub for two and a parking space in the underground garage. Thanks to modern construction techniques and innovative solutions, the purchaser gets luxury while saving on costs.

The best materials and systems are used in the construction process, from natural massive stone with pronounced details and ornaments, ventilated facades in the style of mountain architecture of the modern Alpine type and a top selection of finishing materials, aluminum/wood windows, stone wool insulation of 15 cm, which enables minimal heating and cooling costs, sound and thermal insulation between apartments and the ventilation of interior spaces.

Within this relaxation oasis is an ambient indoor swimming pool of 120 m2, with natural roof lighting and an artificial beach. Mini solar power plant on the roof

Despite this being a luxury facility, the future buyers do not have to worry about high bills, because the maintenance costs are low thanks to innovative solutions. In order to achieve maximum savings, the facility is heated by a combination of a centrally installed system of heat pumps and gas boilers, and a mini solar power plant is planned for the roof.
