CTP Invest, Leader in Industrial Real Estate Market in Serbia, to Start Developing Largest Logistics-Technology Facility, CTPark Belgrade City

(CTPark Brno) The Dutch company CTP Invest is the leading owner and operator of business industrial parks in Central and Eastern Europe. The company’s portfolio covers more than 6 million square meters of business industrial space in 7 countries throughout CEE, featuring over 500 renowned clients from various industries, such as Continental, BMTS, Yanfeng, DHL, IBM, Oracle, Bridgestone, Honeywell, Lufthansa, Pepsico, Tehnomanija, and more.

From the moment CTP entered the Serbian market, the company has invested more than 120 million EUR in Serbia. Upon finalization of the current portfolio, the total investment will exceed 272 million EUR. There are currently 2,000 tenants in CTParks, and the number will increase to 4,500 upon the completion of ongoing projects. When finished, the current portfolio will include 450,000 m2 of A class, BREEAM certified facilities, which makes the company the leader in the market of industrial real estate in Serbia with over 65% market share and a space occupancy index of 98%.

Intending to build one of the biggest industrial parks in Serbia, CTP Invest bought 15.3 hectares of land in 2019, which became CTPark Belgrade North. The construction of the first facility within the industrial park was finished in December 2020 when the first tenant, Tehnomanija, moved in and rented the entire facility.

In 2020, CTP successfully built a 20,000 m2 facility - NBC2 and acquired the 30,000 m2 Eyemaxx Beta building, together with an additional 15,000 m2 of land that has the potential for construction. CTP is currently finishing construction of the NBC1 facility, which will immediately offer an additional 30,000 m2 of premium A-class space to the market. The completion of the NBC1 facility is planned for November 2021 when the space is expected to be handed over to the first tenants, Dijamant AD.

The main characteristic of CTPark Belgrade North, in addition to the quality, is the excellent location. The Park is strategically positioned between the two biggest cities in Serbia, Belgrade and Novi Sad, right next to the A1 highway (E75). The location next to the Novi Banovci intersection allows for easy access to highways, which is of great importance for future investors. Also, an important advantage is the great connectivity with Novi Sad, Belgrade and Nis as well as Zagreb, Budapest, Timisoara, Thessaloniki, Sofia and more.

The modern space and excellent position of CTPark North is suitable for first-mile logistics (getting the goods to the seller or the distributor) and production. The distance from the Belgrade center is only 20 km, and the proximity of Novi Sad, Indjija, Batajnica, Stara Pazova and the surrounding places is a special advantage, thanks to the easily available workforce. The area which covers 2.5 million people can be traveled in only a 40-minute ride.

The company points out that they are open to cooperation with small and large local companies and foreign partners and that the company has long-term plans in Serbia and a large interest in further investments.

Expansion Throughout Serbia

In addition to CTPark Belgrade North, in July 2019, CTP Invest built a facility of 14,000 m2 (SIM1) as an addition within CTPark Belgrade West in Simanovci. The investment of 5 million EUR was finalized in the shortest amount of time possible, and the facility was fully leased to clients SIKA and Emmezeta. Within CTPark Belgrade West, CTP owns another facility (SIM2), operated by the renowned company Phoenix Pharma.

During 2022, the company plans to begin working on another facility within CTPark Belgrade West—buildings SIM3, SIM4 and SIM5—totaling 40,000 m2.

Outside of Belgrade, CTP is currently active in other cities in Serbia. In 2019, the company built a facility of 25,000 m2 – KRG1 – within CTPark Kragujevac, which is located north of Kragujevac on the main north-south route connecting Serbia with northern Europe. The construction and delivery of this facility was completed in the shortest amount of time possible. In January 2019, land was bought with the aim of further development of the facility, and the tenant Yanfeng Automotive Interiors entered the new space and started production as soon as November. Yanfeng Automotive Interiors is the world leader in the production of automotive interiors. The factory in Kragujevac is the company’s first factory in Serbia, and it is a facility designed for 800 employees. In addition to Yanfeng Automotive Interiors, within the facility, another division of Yanfeng—Yanfeng Safety Systems—will rent an area of 5,000 m2 and will move in in November 2021.


In July 2020, CTP started building a new 30,000 m2 facility (KRG2) within CTPark Kragujevac for the company Yanfeng Seating. The building was delivered and opened doors for 300 employees in May 2021.

In Novi Sad, which is considered one of the biggest research and education centers in Central and Eastern Europe, CTP has successfully completed the construction of its first facility within CTPark Novi Sad – NVS1. The facility is one of the most modern factories in Serbia. In 2020, the first tenant, BMTS Technology (Bosch Mahle Turbo Systems), entered the space and started its production. BMTS Technology is one of the leading producers of turbochargers in the world.

In addition to BMTS, the world-renowned company Continental moved to the NVS1 facility in April 2021. Continental will develop advanced electronics for the automotive industry, and a large number of engineers are working at the facility itself.

By the end of 2021, CTP will commence the construction of a production facility for Japanese giant Nidec Corporation with 40,000 m2 of space and the possibility to expand to 60,000 m2.

Development of Largest Logistics-Technology Facility CTPark Belgrade City

In January 2021, CTP acquired 27.5 hectares of land to develop CTPark Belgrade City, a 130,000 m2 logistics and technology facility, which will become Serbia’s largest logistics and technology facility to date. The new CTPark will be strategically located 6 km from Belgrade’s city center, 2 km from New Belgrade, and 5 km from Airport Belgrade.

Tehnomanija, a leading retail and e-commerce consumer electronics chain and CTP’s long-term tenant at CTPark Belgrade North, has preleased 50,000 m2 in the new park. CTP starts the construction next year, and a handover is set for Q1 2023.
